It is so important, now that the first point of contact potential buyers will have with your home will be the photographs they see on the 17 websites we advertise with. We want to ensure they portray the property in as positive a way possible because if buyers don’t like what they see, they will not come and view.
Attendance at home report survey
The value of your home is set by the surveyor who completes the Home Report. The way they do this is governed to a greater extent by historic Land Register records which include artificially low prices set by repossessions and auction sales which they use as reference points. We arrange to be present at the survey to guide them away from including these low values.
Carry out all sales viewings
Most Estate Agents do not actually sell houses, they advertise them. When they get a response, these are booked in for viewing and sent to you and you are left to try and sell your own home, leaving you wondering what in fact you are paying them for.
We do not do this. It is our job to sell your home and by keeping you and the buyer apart, we achieve higher sale prices.
Negotiating & communicating
Getting an offer is just the beginning, seeing it materialise into successful completion can be the hard part. All too often, sales fall apart due to problems with communications between buyers and solicitors. We have seen many cases over the years where this has happened and now make it part of our business to prevent this by actively getting involved in the pre-settlement stage by keeping in touch with the buyers to ensure minor issues are handled quickly and do not escalate.

In fact, there is no contract to put the small print on, no long winded terms and conditions and no penalties for cancellation or anything else that some Agents hit you with. We want to provide a peace of mind experience when you move with us.
