First Impressions

When selling your propery, initial impressions are important, they can set the tone of the prospective buyer’s attitude to the property. If the entrance/gardens are neat, tidy and well cared for, then it is more likely that the buyer will view it as somewhere they would like to live.

When trying to get the best price for your property, the buyer has to buy in to the notion that this is a home that deserves a premium price (something that should be reflected in every room where possible). A well manicured lawn, a clutter free porch/entrance, a clean or freshly painted front door will help to remove the obstacles between the prospect and the true appeal of your home.

De-clutter

Clean up all rooms, freshen up paintwork and decoration if possible, it can all add value to your property. The main thing though is to de-clutter. The most important thing that people are looking for is space. We gather so much “stuff” about us in our daily lives and it all has to go somewhere, unfortunately it takes up space. Viewers sometimes find it difficult to see past what they are looking at and if they can’t see space then there can’t be any.

People would rather see how much room your home has than all the ornaments, family pics and occasional furniture you have. More importantly, the first point of contact buyers have with your home is in the website photographs. Unfortunately, the camera can do more harm than good if there are too many “things” competing in a small photograph giving the impression that the living accommodation is a bit tight. No matter how nice you think your home is, if prospective buyers don’t like what they see in a picture, they will not come and view.

Attention to detail

Little things mean a lot. There are a lot of “small” jobs which have a habit of creeping up on us which we sometimes forget about or we can live with so we tend to ignore. Unfortunately they can have quite an impact on viewers, something we have witnessed over the years.

Dripping taps discolours sinks and suggests faulty plumbing. Mould on tile grout and around the bath can also put buyers off. Broken or missing bulbs leave prospects in the dark. Sticking doors and cupboards, loose handles, faulty kitchen units also stick in the prospects mind.

Five senses

Sights sounds and smells. If you can, display light colours on beds, cushions, curtains etc. it gives the impression of space.

If you live next to railway lines, motorways or busy main roads, keep your windows closed, reducing the effect of unwanted noise.

If you are a smoker or have pets, try and remove or reduce the impact of these by using a Lenore type air freshener and removing pet beds, blankets or toys. Some people are allergic to certain pet hairs so try and hoover up as much of them as you can.
